Development Overview
Holland Hills is being developed in multiple phases. Phase 1 is complete and includes 46 lots. Water lines have been installed and roads have been rough-cut in the future development areas.
Additional development is expected to begin after approximately 20 Phase 1 lots have closed. Completion of the next phase is anticipated to take approximately four to six months after construction begins. All construction schedules and future-phase plans are subject to change.
Owner-Financing Options 🔑
Holland Hills offers owner-financing opportunities designed to make land ownership more accessible. Anticipated financing options include:
$3,000 down with 11.9% interest amortized over 30 years $6,000 down with 10.9% interest amortized over 30 years
Lot prices are determined by the current Holland Hills price and availability sheet. Financing terms, interest rates, down payments, monthly payments, availability, and buyer qualifications are subject to confirmation and may change without notice.
Titan Model and Spec Home Program
Holland Hills also provides a placement opportunity for Titan model and spec homes.
Lots designated for model homes may be provided without interest payments during the approved construction and display period.
For the initial three spec homes:
Each lot will have a 90-day option period. Required lot improvements must be installed within the first 30 days. When a spec home sells, Titan must place a replacement spec home on a new Holland Hills lot within 30 days.
After a spec home has been placed and its 90-day interest-free option period has expired, the lot will transition to an owner-financed sale under the following terms:
Interest-only payments at 9.9% One-year balloon payment Lot sales price determined by the applicable Holland Hills price sheet
All model-home and spec-home terms should be documented in the final agreement, including the beginning and expiration of the option period, required improvements, payment dates, replacement-home requirements, lot-selection procedures, insurance responsibilities, default provisions, and the amount due at the one-year balloon date.
